Commercial Property Maintenance and Investors

When investing in commercial real estate it is essential to examine all the information pertinent to the value of the investment. The importance of the relationship between maintenance and the long-term value of the property is often not given enough attention. Maintenance is an important part of the long-term profitability of a commercial property. Proper maintenance is essential in keeping commercial properties and their components in good working condition.

Preventive, predictive, corrective, deferred, emergency, and call backs–as well as direct and indirect maintenance activities–are all part of the proper maintenance for a commercial property. Evaluating maintenance’s impact on property value–which is often overlooked in favor of saving money–is also a part of proper maintenance. If the maintenance program is driven by corrective or deferred maintenance, the result is unplanned downtime and high expenditures for repair or replacement. This emphasizes the importance of a preventive (or preventative) maintenance (PM) program.

Most investors look at the cost of operating the property for the prior fiscal year, taking into consideration any maintenance or replacement expenditures on major components, as well as, looking at capital improvements in the past five years. However, this does not capture the full picture of the actual condition of the property and its components. Part of the due diligence process in considering a property for purchase includes a physical inspection of walking around and inspecting the inside and outside of the property.

This is when a Commercial Property Inspection can provide an overall evaluation regarding the true condition of the property. The inspection will provide an objective view of the overall status of the property’s physical health and identify areas where maintenance has been deferred and/or neglected. Opinion of Cost

Upon request, JMB Property Resources, LLC, (JMB) can provide an Opinion of Cost for recommended repairs including replacement and unit costs based upon a combination of construction cost guide data, JMB’s experience, and discussions with property managers, facility engineers, and/or individuals who are familiar with the local market.

Generally, repair or replacement items that total less than $1,000 are considered routine maintenance items and are not included in the itemized list of recommended repairs or as immediate needs, unless they are associated with a regulatory compliance, safety issue, or in the opinion of JMB have the potential to significantly impact the marketability of the property to prospective tenants or purchaser.

Useful life estimates of components are based on published sources, industry standards, and JMB’s professional experience in evaluating life and performance of elements, components, and systems. Expected remaining useful lives for the building and components assume the current level of maintenance and capital improvements are maintained and the recommendations in this report are implemented.
